A bathroom van/vent that was not vented properly to the outside but was vented to the attic caused this mold growth in a home in North Prairie, Wisconsin.  A real estate professional friend of the home owner recommended SERVPRO of Jefferson County/Oconomowoc to do the work.  This realtor had used SERVPRO in the past and was very happy with the results.

This picture shows a technician using a ULV fogger to "mist" an anti-microbial disinfectant to treat the affected roof decking.  By misting this anti-microbial, the smaller droplets will penetrate into tiny cracks and crevices that may not be reached by other types of sprayers. 

The photo was taken only minutes after the mold spores were vacuumed up using a special HEPA vacuum, which is designed for mold remediation.  Our customer was very happy with the results.

Mold Remediation in Furnace Closet

We will get called a few times a year to do mold remediation in a furnace “closet,” which is commonly found in condominiums.  If the closet is very small (and most of the time they are) and mold is discovered to be growing on the sides or behind the furnace, there is typically not enough room for the SERVPRO technicians to be able to complete the mold remediation.  Unfortunately, this requires that the furnace be detached, which will then free up the space that is needed in order for SERVPRO to remove the contaminated drywall and usually the insulation.  Once the contaminated material is removed and the mold mitigation is completed, then our structural repairs vendor installs the new insulation, drywall, mud, tape, texture and paint.  Finally, when all structure repairs are complete, the furnace vendor can come back to the property to re-install the furnace.

This may not sound like a lot of hard work, and it typically is not.  The challenge is that this is very time consuming.  First, to detach an average furnace takes approximately 4 to 6 hours.  So, this equates to a full day.  Then, SERVPRO goes in the next day to do the mold remediation and dry out the structure.  Our average dry time is 3 days.  So far, 4 days have been used.  Then, structure repairs can begin and that usually takes 2 days.  Time is needed to install new insulation, hang the drywall, tape and mud the drywall (and let the mud dry) and then sand and texture and then paint.  So now we are up to 6 days.  Then, the furnace vendor needs to come back to re-attach the furnace.  That task is between 4 to 6 hours, so that is basically another full day.  So, if the math is correct, a small project like this takes on average about 7 days.  Now, add in the weekend and we are looking at a project like this to be about 9 days!!!!! 

For this particular job, I was first notified about this job the first week of August.  By the time everything was negotiated between the buyer’s and sellers’ agents and the work schedule put together, the entire project was completed on 9/16/19. 

Often times we do projects like this for properties that are being sold and the mold was discovered during a routine home inspection as a condition of sale.  When we do projects like these for the realtors, we must first do a scope and write an estimate for the project.  This includes sharing details with all my subs to obtain their list of charges.  Then, once the estimate is written and eventually approved by the realtors, we must coordinate with the realtors and then coordinate schedules during the agreed upon time prior to or after the closing.  We also have to coordinate the different trades that are needed on projects like these so that schedules can match up to minimize the amount of down time.  To do a project like this in the warm months is a challenge.  However, in the winter time and the colder Wisconsin months, this becomes a bigger challenge because these properties can not be without heat.  In situations like that, then temporary heat needs to be installed.  This adds more cost and time to the project.  So what seems like a simple task is quite a challenge and it requires a bunch of coordination.  The cooperation we receive from our vendors and realtors is key to the success of projects like these.
